What's the difference between a discount broker and a full service broker, like yourself? It usually comes down to commission and service. As a full service real estate consultant I charge a commission to market, show and sell your home. I put up the expense and time and I work on a contingent basis. If your home sells then I get paid the commission. If the home doesn't sell I don't get paid. I also follow up with the attorneys, inspectors, appraisers and all the forms needed to come to a successful closing. As for the commission, example: 5% commission. We then offer half of that out to any other agent who brings in a contract. Because we cooperate through the Multiple Listing Service, other companies can show your home also. We keep 2.5% and we pay out 2.5% to the broker who brings in the accepted contract. The commission gets paid out on the day of closing. That's how we cooperate through the Multiple Listing Service. Most discount brokers will first tell you that full service brokers charge higher commissions then what we actually charge. This helps to get their feet in your door to talk to you. Understand that all commissions are negotiable. They may also tell you what they charge, but because they also cooperate with other brokers, they have to also charge you the commission to be paid out if another broker brings in the buyer with the accepted contract. They may not always tell you that. You think they can sell your home and just charge you, example: $2,995.00, but that's not always true. Because they charge a discounted commission they may pass on a discounted commission to any broker who brings in the contract. In closing, my suggestion is to always interview 2 or 3 real estate agents before you make a decision. I've experienced many people who had their home on the market with a discount broker and after 6 months or more their home didn't sell and when I met with them they realized that full service was the way to go.
